A cracked flashing seam or a wind-lifted ridge cap won't wait for business hours, and neither do we — Roof Repair Smedway sends licensed Roof Leak Repair technicians across Old Lyme, CT on the same day whenever it's humanly possible.
Long before Roof Repair Smedway had a website, our lead foremen were already climbing ladders across Old Lyme, CT, learning which underlayment holds up against humidity and which fastener pattern actually survives a coastal gust line.
We carry full liability coverage and workers' compensation, and every lead installer holds current state licensing, so a claim adjuster, a home inspector, or your own insurance carrier can verify our credentials without a single awkward phone call.
We've seen what happens when a roof gets "good enough" instead of done right — the drywall stains, the mold behind the insulation, the second call nobody wanted to make. Our Roof Leak Repair teams build to avoid that call entirely.
Every lead technician carries current state credentials before stepping on a ladder.
Storm damage doesn't check a calendar, so neither does our on-call rotation.
Every estimate is itemized in writing so you know exactly what you're paying for.
Faster arrival times because the truck was already nearby.
Most roof failures don't happen overnight — they build quietly for months before a homeowner notices the ceiling stain that finally forces the issue.
Heavy granule loss is one of the earliest visible clues that a roof is approaching the end of its service life.
Cupped shingles trap moisture underneath instead of shedding it, accelerating rot in the decking below.
Visible light through the roof deck is a direct sign the barrier between your attic and the weather has been compromised.
Ceiling stains tend to grow slowly, which is exactly why they're often ignored until the damage spreads.
Energy bills that creep upward without an obvious reason are worth checking against your roof's condition.
A visible bare patch after a windstorm means the roof's weather barrier has a direct gap that needs covering immediately.
We break our work into distinct service lanes because a wind-lifted ridge cap and a full tear-off need completely different crews, materials, and timelines.
Emergency dispatch covers downed limbs through the roof deck, storm-torn flashing, and wind-lifted shingle sections that need immediate coverage.
From a handful of cracked shingles to a full asphalt or metal system replacement, our residential crews scope the job against manufacturer specs, not guesswork.
Commercial roofs carry different loads and different membrane systems than residential shingles, and our crews are trained on TPO, EPDM, and modified bitumen accordingly.
Replacement jobs include a detailed material walkthrough so you're choosing a system that fits your climate exposure and budget, not just whatever's on the truck.
A thorough inspection checks flashing, fasteners, ventilation, and granule loss — the small issues that turn into major leaks if left alone.
Chimney crickets, skylight seals, and valley flashing are common leak points that general handyman work often gets wrong — our crews treat them as their own scope.
Calls placed after hours still reach an on-call line for anything urgent.
A technician walks the roof, checks the attic side when accessible, and documents the damage with photos.
No verbal-only pricing — every number is documented so there's no confusion at invoice time.
A final walkthrough confirms the repair or install meets the agreed scope before the invoice is closed out.
Crews dispatched from within Old Lyme, CT reach most Old Lyme calls faster than out-of-area companies quoting a two-week wait.
Flat-rate pricing means the quote you approve is the quote you pay, barring a scope change we'll flag with you first.
Certifications are kept current so warranty coverage on materials stays valid when we install them.
We'd rather send a crew back for a five-minute fix than leave a customer unsure whether the job was done correctly.
Our estimates are itemized in a format most carriers recognize, which speeds up claim approval.
If a repair is all your roof needs, we'll say so — we don't push a full replacement to inflate the invoice.
A verbal promise doesn't hold up when you need it — that's why our guarantee is documented, dated, and handed to you at project close.
We also guarantee the estimate itself: barring a scope change you approve in writing, the number on your written quote is the number on your final invoice.
Roof Repair Smedway dispatches Roof Leak Repair crews to Old Lyme and the surrounding communities throughout Old Lyme, CT, with additional coverage available on request for properties just outside our standard radius.
Dispatch routes are planned around Old Lyme's actual neighborhoods and access roads, not a generic radius drawn on a map, which is part of why our arrival estimates tend to hold up.
